Cash is preferred. However, owner will carry with 50% down, 8% monthly interest only payments, a 5-year balloon, a 1st position lien on the property and a full price deal. Prepayment in whole or in part, at any time, is fine, without any penalties applying. Owner will also consider a trade for undeveloped waterfront land of equivalent or greater value (with owner to pay cash to make up any difference in the case of a higher value property). A trade for a lesser valued waterfront property may also be feasible, with a compensating cash payment to go to the owner. Owner will pay a 4% sales commission to any licensed agent or broker whose client purchases the property following execution of a written commission agreement identifying the client in such agreement or, for a buyer who is not represented by an agent or broker, owner will agree to a 3% discount in lieu of commission. Payment of the commission or allowance of the discount is available in a carryback situation, as well. A commission or discount will not apply in a trade situation; however, owner may pay a finder’s fee, depending on the deal terms.
